Stoneham Home Prices Cluster Near $650,000 As Trust Transfers Continue
STONEHAM -- Twenty property transfers were recorded in Stoneham from July 3 to Aug. 1, with disclosed sale prices ranging from $200 to $1.15 million and a median of $650,000 among the 13 sales that listed a price. Six of the recorded transfers moved property into or within family trusts, several without a disclosed sale price.
MARKET OVERVIEW
The registry recorded 20 property transfers during the period. Of those, 13 included a disclosed sale price, ranging from $200 for a Marble Street condo unit to $1,150,000 for a single-family home on Landers Road. The median disclosed sale price was $650,000. The remaining seven transfers listed no consideration amount, consistent with deed filings that involve trust funding, estate settlement or other non-sale transfers. Based on raw count alone, 20 recorded transfers over the four-week period reflects a mix of open-market sales and family transfers rather than a uniform read on buyer demand.
