Stoneham Home Prices Climb as Three Sales Top $1 Million in Period
STONEHAM -- Three properties in Stoneham sold for more than $1 million between June 26 and July 25, according to deeds recorded at the South Middlesex Registry of Deeds, led by a $1,217,000 sale on Ellen Road. Nineteen sales were recorded in the period, with a median price of $770,000.
MARKET OVERVIEW The registry recorded 19 property transfers in Stoneham over the 30-day period, an average of roughly one sale every day and a half. Prices ranged from $388,000 to $1,217,000 among the 17 transactions that disclosed a sale price; two transfers, both involving family trusts, did not disclose consideration. The median sale price across the 17 disclosed transactions was $770,000. Based on count alone, 19 recorded sales in a single month represents a moderate volume of activity for the town; the data does not include prior-period figures for comparison.
TOP SALES The month's highest-priced sale was 25 Ellen St., which sold for $1,217,000 on June 29. The sellers were Harvey J. Gordon and Marjorie G. Gordon, as trustees, and the buyers were Hetalben Raj Patel and Raj Patel.
3 Spruce St. sold for $1,200,000 on June 26. The sellers were Paul Yeomelakis and the estate of Elaine Yeomelakis, and the buyers were John Francis Burke and Helen Danielle Burke.
105 Macarthur Road sold for $1,015,000 on June 30. The sellers were Sarah A. Thibault and Sarah A. Grillo, and the buyers were George Zacharakis and Maria Zacharakis.
102 William St., Unit B, sold for $999,000 on June 26. The seller was Cassandra Lee Eilhert, and the buyers were Adam Lennartz and Jessica Lennartz.
27 Citation Ave. sold for $965,000 on July 7. The seller was Carol J. Killbride, as trustee of the Carol J. Killbride Intervivos Revocable Trust, and the buyers were Arijit Adhikari and Pallavi Gosavi.
NEIGHBORHOOD BREAKDOWN William Street had two recorded sales: 94 William St. sold for $860,000 on July 8, and 102 William St., Unit B, sold for $999,000 on June 26. Macarthur Road also had two sales: 105 Macarthur Road sold for $1,015,000 on June 30, while 80 Macarthur Road transferred the same day with no price disclosed. Two condominium units at 159 Main St. changed hands within days of each other: Unit 44C sold for $400,000 on July 6, and Unit 47C sold for $388,000 on July 2.
