Stoneham home sale tops $1.2 million as Franklin Street posts twin high-value deals

STONEHAM -- Seventeen property transfers were recorded in Stoneham between June 19 and July 18, ranging from $372,000 to $1.2 million, according to South Middlesex Registry of Deeds filings. Ten of the 17 transactions disclosed a sale price; the remaining seven, several involving transfers into family trusts, did not.

MARKET OVERVIEW Registry records show 17 total property transfers for the period. Among the 10 sales with a disclosed consideration amount, prices ranged from $372,000 to $1,200,000, with a median sale price of $492,500. The raw count of 17 recorded deeds suggests a reasonably active month for filings, but because seven transactions -- 41 percent of the total -- carried no disclosed price, the data offers only a partial picture of actual market pricing for the period.

TOP SALES The month's highest-priced transaction was 3 Spruce St., which sold for $1,200,000 on June 26. The property transferred from Paul Yeomelakis and the estate of Elaine Yeomelakis to John Francis Burke and Helen Danielle Burke.

185 Franklin St. sold for $875,000 on June 23, transferring from Kyle and Margaret Pearson to Alison K. Landau and Stephen C. Ireland.

181 Franklin St. sold for $849,999 on June 23, the same day as its neighbor down the street. The sellers, Frank A. Raffaelo Tr. and Elaine E. Raffaelo Tr., transferred the property to Surya Tamang and Rima Ngordan Tamang.

13 Wright St. sold for $752,000 on June 26, passing from Anthony L. Belmont to Peter Sannicandro and Colleen Brady.

295 W. Wyoming Ave. Unit 10C sold for $525,000 on June 22, transferring from Bowdin E. Seavey Jr. to Rosemarie M. Mallon.

NEIGHBORHOOD BREAKDOWN Franklin Street accounted for two of the month's top sales, with 185 Franklin St. ($875,000) and 181 Franklin St. ($849,999) both recorded on June 23. Wright Street also saw two transfers: 13 Wright St. sold for $752,000, while 26 Wright St. changed hands the same week with no price disclosed. Main Street produced three condominium sales -- 66 Main St. Unit 28A ($392,250), 68 Main St. Unit 58C ($390,000) and 68 Main St. Unit 44C ($400,000) -- all clustered in the $390,000-to-$400,000 range. W. Wyoming Avenue had two condo sales, Unit 7B at $372,000 and Unit 10C at $525,000. Collincote Street had two transfers, at 60 Collincote St. and 111 Collincote St., neither with a disclosed price.

By price tier among the 10 disclosed sales: four fell under $500,000 (144 Marble St. Unit 403 at $460,000, and three sub-$400,000 Main Street/W. Wyoming Avenue condo units); four fell between $500,000 and $1 million (295 W. Wyoming Ave. Unit 10C, 13 Wright St., and both Franklin Street sales); and one exceeded $1 million (3 Spruce St.).

MARKET NOTES Of the 10 disclosed-price sales, six were condominium units -- at 144 Marble St., 66 Main St., 68 Main St. (two units) and 295 W. Wyoming Ave. (two units) -- while the remaining four were single-family properties on Spruce, Wright and Franklin streets. Bedroom, bathroom and square-footage figures are not available from deed records.

Seven of the 17 recorded transactions -- at 26 Wright St., 109 Park St., 97 Forest St., 250 William St., 60 Collincote St., 111 Collincote St. and an unaddressed Stoneham parcel tied to the Gonzalez family -- show grantor and grantee names overlapping, consistent with transfers into family trusts or between family members. None of those seven disclosed a sale price. No motivation for these transfers is indicated in the deed data.
