Stoneham Board of Appeals Approves Spot Pond Ownership Transfer, Two Home Variances

STONEHAM — April 24, 2025 — Stoneham Board of Appeals approves two residential variances and a major project ownership transfer while continuing a third application over height concerns. The board unanimously approved the transfer of the comprehensive permit for the Residences at Spot Pond development at 10 and 20 Executive Drive from Felsway Development LLC to Fairfield Spot Pond LLC, with attorney Charles Houghton telling the board the move could bring roughly $200,000 in demolition-permit revenue and more than $1.5 million in building-permit revenue to Stoneham in fiscal year 2026. The board approved replacement decks and stairs at 17 South Marble Street and a front-entry canopy at 23 Citation Avenue, both unanimously. A proposed addition at 207 Park Street was continued to May 29 after a neighbor objected and board members agreed the proposed height of 36.83 feet — nearly seven feet above the 30-foot zoning maximum — was out of scale with nearby bungalows. On the long-running Weiss Farm Apartments pump-station flooding dispute, Chair Tovin Shulman directed the applicant to arrange a joint consultation among the project engineer, the town Department of Public Works, and DEP, telling the parties flatly: "The pump is operational. Problem not solved."
